Reservation Policies

Booking Policy 

50% of the total rental amount is due within 5 days of reserving your accommodation along with the signed contractual agreement. The balance of the rental amount is due 60 days prior to the arrival date. The cash security deposit is due 21 days prior to arrival.

Depending on the time of year, minimum night stay requirements can range anywhere from 3 nights (during off seasons), 5 - 7 nights (regular seasons) to 10 nights (Christmas/New Year’s Holiday).

Housekeeping is not included in reservations of 5 nights or less. All housekeeping costs for reservations of 5 nights or less as well as the departure cleaning shall be at the expense of the Renter.

Minimum night stay requirements are subject to change without notice.

Payment Policy

Payments may be made by bank wire transfer, check, eCheck or credit card (Visa, MC, Discover). Wire transfer instructions are provided on the summary page of the contractual agreement. 

Concierge and Service Fee

A 5.9% service fee will be added to the total amount of the rental and includes, but is not limited to, the following:

  • Full concierge and guest services
  • Rental car arrangement
  • Coordination of pre-arrival grocery shopping
  • Arrival meet and greet
  • Dinner reservations
  • Activity planning
  • Delivery of purchased lift tickets to the residence
  • 24-hour on-call services during the rental period
  • Maintenance and staffing coverage for unforeseen property emergencies
  • Baggage handling and delivery to the residence
  • Shipping coordination (personal items)

Tax Rate

The current tax rate is 11.3% in Aspen, 6.9% for Pitkin County outside city limits and 12.8% in Snowmass Village.

Security Deposit and Refund 

A cash security deposit is required with each rental and is due 21 days prior to arrival. Two credit cards are also required as backup to the cash security deposit. The deposit is fully refundable, less any incidental charges or property damage costs or repairs, as follows: a minimum of 75% within 30 days of departure with homeowner approval, the balance within 60 days after departure.

Cancellation Policy 

Reservations are non-cancelable and non-refundable. We highly recommend purchasing travel insurance through our rental experts should cancellation be a possibility.
